Our property management company, NorthStar, mailed their welcome information letter that will detail their responsibilities AND your 2022 Invoices this week. Please read your invoice carefully....because Invoices did not go out in January, the HOA board made adjustments to the due dates.
2022 HOA DUES SCHEDULE
· Dues paid in FEBRUARY, MARCH, APRIL are discounted $15 to $135
· Dues paid May 1st to May 31st are $150
· Dues paid June 1st to June 30th are $150 + late fee of $10
· Liens filed July 1st to include finance charges in addition to Dues amount and late fee

HOA dues in May are now at $150 until June 1st. Dues received after June 1st will have an additional $10 late fee and Liens will be filed July 1st. A reminder that there are current openings on the board and the ballot allows for other 'write in' candidates. If you are interested in or know of someone who is interested in joining the CFHOA board and are current on both your HOA dues/and the current mailbox design, feel free to write in the name. If you would like to introduce yourself via our Facebook page with a post, feel free to comment or send a message with what you would like posted and I can post it for you.
Our HOA board meets once a month (currently via zoom the first Thursday of the month...but days are decided once the new board is seated). Additionally following the election the Board assigns officers, positions and responsibilities (ie we don't 'vote' for particular offices)
The Ballot box should be out to receive ballots at the address posted in the letter.

Louisville Metro Neighborhood Watch Club
***We need some volunteers to make this successful ***
Neighborhood Watch is a crime prevention program. It is an active partnership between the Louisville Metro Police Department and area residents to reduce the incidence of fear and crime in their neighborhoods.
Neighborhood Watch uses citizen involvement to secure their homes and personal property and report any suspicious activity to the police.
This crime prevention and education program increases community awareness so the citizens knows what to look for and how to report it.

These are the steps we have taken to make sure our roads were treated.
* On February 14th, Greenway Landscaping was emailed to get us put on their list to have our streets salted/plowed for this upcoming week
* On February 16th, I left a message on Greenway Landscaping business phone to find our what was going on and also texted an employee of Greenway Landscaping. He responded saying that they were in the neighborhood earlier in that day. He said it was to compacted to do anything. He said temperatures were to cold for salt really to do anything. I asked him if he could come by again to see if there was anything he could do. He said he would come by around 9am to see what he could do.
* on February 17th, Greenway Landscaping came by. He said it was compacted and they would be back after the snow that is coming in tonight and tomorrow to plow and salt.
*on February 18th, Greenway texted that a truck would be out around 1 pm to plow what he can and get any loose snow off. Then a separate truck will salt it ....they will be back later to plow again to try to get down to the pavement.
*Please be aware that with extreme cold weather that salt doesn't work. It is a waste of our money to put it down until the temperatures are a little warmer. On Wednesday, I was on the Watterson, I65, the Gene Snyder, Preston Hwy. and Cooper Chapel some parts of those are still snow covered. Please be patient. We are doing what we can to get our roads clear.
* Please keep your cars off the street so when Greenway Landscaping, the snow removal/plowing company, comes back they can do their job properly.

We are on the list to have our streets plowed this week a couple of times but if there are a lot of vehicles on the street they wouldn’t be able to get through. This is especially true of our cul-de-sac areas.

New for 2019 HOA DUES
Your HOA can accept payment of your annual dues online via ACH transfer. An ACH transfer is an electronic, bank-to-bank transfer processed by the Automated Clearing House network. If interested we will email an invoice that contains a link for your use, through our bank, PNC. This option is available for a limited time, and for ACH transfers only, no credit or debit cards.

2017 Landscaping Project Completed
As homeowners you can help keep our landscaped areas in good condition by not parking at or around the cul-de-sac areas as people are walking through the landscape to get in and out of their cars when they are parked at the curbs. Also, as a safety precaution, remind your children that these areas should not be played in as they will be sprayed from time to time to maintain the areas and reduce weeds.

Charleswood Forest HOA Facebook Poll
The Board is looking into the possibility of having one garbage company service the neighborhood if we can get a group rate that benefits the homeowners by lowering the cost monthly/yearly. The bids that companies are willing to give us are for a short period of time so we need some information before we call them. Replying to this poll (On Charleswood Forest HOA Facebook) in no way obligates you to changing companies, losing services you receive or increases your cost. If we find that this is something many homeowners are interested in, we will follow up with the company information, cost to you the homeowner and the services provided.
2018 Annual Yard Sale
2018 Charleswood Forest Annual Yard Sale will be on June 9th.
Our neighborhood annual dumpsters will arrive Monday, June 11th...
There will be 3 of them, get your trash prepared this week as you know they fill up quickly. Locations are:

2017 Annual Dues
Annual Dues notices will be mailed at the end January for the 2017 Dues cycle.
Once again, dues are $130 and are due February 28th with a $10 Late Fee assessed after that date.
An Interest Penalty begins accruing for dues still unpaid after June 1.
